Really nice place, but room could not be darkened

Pros: The room was big and very nicely decorated. The lighting is subtle when needed and the bathroom, sheets and towels were all very nice. I know the New Town by heart and this is a perfect spot in town to visit New Town, Old Town, Stockbridge and beyond because it is also close enough to both Waverly station and Haymarket station to be able to walk there for for instance a train or bus in the morning or late at night.

Cons: Strangly enough the room had no curtains, only wooden blinds that did not close fully. The room could not be darkened. Because there is also strong street lightning below, it was never dark. The personnel on site - very friendly and helpful by the way - could not find a solution for this and were also not able to provide a night mask. In the end I tried to darken the room a little bit by making stacks of cushions but I only got about halfway up the big windows. I found it pretty ridiculous to rent out a room that cannot be darkened. You need to sleep there right? Another thing is the wifi: you are constantly thrown out and then have to log in again. Sometimes I forgot and used my data and 5G again without noticing. Constantly logging in again is a pain. But then again: the place is nice and very comfortable otherwise.

Pros: Super nice staff. Place was spotless when we got there and there were enough towels. The place was also near shops and attractions.

Cons: Nowhere to plug the hairdryer near a mirror. Drain smell on bathroom

Perfect location.

Pros: Great location. Excellent staff. Realy spacious rooms and perfectly comfortable beds. Everything was great from the beggining to the end. Especially the staff were so helpful during the check-in and check-out procedures. We would definitely prefer this place if we visit again.

Great apartment would definitely try to stay there again when back in Edinburgh

Pros: Great location, fantastic property don’t think the description quite does it justice. Very well kitted out and more spacious than we were expecting. Very clean and comfortable

Cons: Only thing is it was right at the top of a few flights of stairs. Didn’t bother us but worth bearing in mind

Much better than I expected

Pros: Room was exceptionally clean, new and well designed.

Cons: No lift, but that was expected as in many Edinburgh houses, as far as I understand

Luxurious and relaxing guesthouse in the middle of Edinburgh's New Town

Pros: Comfortable, warm and very well appointed in a great location. It really lives up to the photos and the guest lounge is a nice touch and as cosy as it looks. Modern bathroom and overall extremely well finished.

Cons: Near a couple of bars, so there was a bit of music noise on Friday and Saturday nights, though it wasn't too bad. What was bad was the crew renovating the downstairs premises (hairdresser turning into something else) blasting music at 6am on a Sunday morning! Shouldn't be an ongoing issue and they stopped when I told them the floors above were a guesthouse. The door has no internal chain, relevant when a staff member must have made a mistake and let himself into our room (it's a key code) at around 7/7.30 the same Sunday morning on the day we were due to leave...he quickly left when he saw my family sleeping. No left luggage on site: it's around the corner and in the cellar of a sister property. Also a lot of stairs if that's relevant to some guests.

Beautiful, spacious and clean room in a very close distance to the centre of Edinburgh, would definitely recommend this

Pros: Amazing location to the centre of Edinburgh, lovely spacious and clean room. It was very easy to get into the room and very handy being able to keep luggage in the storage near the hotel.

Pros: Amazing ! We were looking to stay for the night with my father, and we were told about this hotel. the price was more than fair for one night. The room was warm and lovely decorated, really modern. the bed was more than excellent, and the bathroom was really clean and tidy. I recommend it 100%.

Cons: Nothing, everything was up to my standards !
