Pros: The room was amazingly clean and tidy and decorated to a high standard had everything you needed in the room from a t.v, kettle, fridge, coffee machine cups spoons teabags coffee and coffee pods sugar etc. even a mini ironing board iron and hairdryer, towels and toiletries provided

Overall I was happy and I love the room. It is what it says in the website.

Pros: The rooms are very clean, and tidy. It's very warm. Staff I met were lovely and helpful. I definitely will stay there again and recommend to friends and family.

Cons: Room is not sound proof. I could hear noise from other room until 11 night for my 3 night stay. It was okay though. I manage to sleep the night.

Lovely guest house, perfect for short stay in Edi!

Pros: Very clean, modern and well looked after. Convenient area for us and nice and quiet for city centre. Staff were lovely offering room refreshments - tea, coffee and biscuits! Easy self check in and out.

Cons: Pillows were a little flat so could have done with 2 rather than 1. Also a few extra coat hooks and a little coffee table to go with the chairs would be helpful as the room was very spacious but not many places to put things.

Very good staff and comfort

Pros: How convenient and fast the check in is. The bedroom is comfortable and having a sink in it, helps a lot.

Cons: As a suggestion, I'd recommend installing support for the toilet paper in the bathroom, to make it more convenient and clean. Also a towel support for the bathroom.

Pros: The comfort and beauty of the room, the easy check-in process, and the convenient bus connections.

Cons: It wasn’t possible to turn on the bedside lights independently from the ceiling light. We requested assistance, but we never received an effective response.

The perfect stay

Pros: I’m not one to write reviews but this hotel completely exceeded our expectations! We booked on such short notice and was overwhelmed with how great it was. The room was beautifully designed, very authentically scottish and its victorians features were well maintained. The room came with a smart tv and a coffee machine which was a great surprise. We arrived 3 hours early to check in, but we just knocked on the door and were greeted immediately. The location was great too, about a 15 minute walk from most things. We could not recommend this place enough, i will be returning with friends in the future. Staff were so kind and helpful, they have done an amazing job renovating this place, a secret gem.

Good location and extremely homely and clean!!!

Pros: The room was exceptionally clean. The decor was very modern and up to date. The room was nice and warm, very homely. Would recommend!!!

Cons: It could have a long mirror on the wall, minor detail but would be a nice addition!

Good, accessible by bus, close to everything, easily walkable to Princes Street, clean

Pros: Very modern, clean with new facilities. Excellent coffee/tea area with kettle and fridge. Enjoyed the spacious room. I did not use the TV so I cannot comment on that. Good location, has lots of food options near by such as restaurants, Coop and Tesco. easily accessible by bus.

Cons: Breakfast was not included and if so, no information was shared to me concerning that. Bathroom needs a hand towel and big towel rack. Same thing with toilet paper: the TP is sitting on the small ledge of the window. Needs an extra blanket as I was cold. The heater was on at 5 in the room and bathroom but barely any heat came from them in comparison to other accommodations I had in Scotland! So I ended up wrapping myself in bed with the extra large towel. No staff greeted me and none seen on site. I did not feel that I could access someone quickly.

Cosy, nice decor, very clean, and great shower

Pros: -Extremely beautiful interior, in the rooms and on the hallways- also pleasant scent everywhere -great bathroom with a great (rain-) shower -comfortable beds and generally rooms with beautiful view to Edinburghs historical streets -extremely friendly staff-from cleaning staff to owner-courteous and really helpful -exceptional price performance - when you compare it to other hotel rooms with double beds in Edinburgh, the vast majority is more expensive and doesn't even look close to be as good as this one, especially when it comes to interior and location.

Cons: Almost nothing, it is a little noisy, on the hallway you can partially hear what happens in the other rooms but this isn't a really big problem.
