Cozy and friendly
Pros: Good value for money, the location is very good and there is a bus stop that leads to centre of town just across the street. The host was very friendly and worried about every single detail. Would definitely recommend!

Pros: Thank you very much! It was a wonderful trip! It was like I came to visit my Scottish friends. Very cozy house! I felt like a heroine from an English novel. Wonderful hosts! Friendly, with a good sense of humor.

Stunning property a real GEM
Pros: A beautiful property and what made it even more special was knowing it was their family home once. The location was brilliant, 15 to 20 mins from Edinburgh airport and 5 min in a taxi into the city. Also, the bus stop is directly opposite the property, which was perfect. The hosts John and Maureen were fantastic, friendly with a fantastic sense of humour. By the end of our two night we felt like family. The breakfast was excellent,plenty to eat. John and Maureen make sure you are not hungry when you are staying with them. Me, my Sister’s and Brother haven’t laughed that much in years, staying with John and Maureen was a real tonic, we certainly found a real GEM staying with them Nothing was too much, outstanding all round and we will return

The sandilands was comfortable good value accomadation with a tasty breakfast that suited us perfect
Pros: location was perfect was people coming with a car because yuo didnt have to negotiate city centre traffic yet it was still with in 30 mins walk or a quick spin in a taxi. Room was comfortable and clean and the area was quiet so we slept well. Breakfast the next morning was coooked to order and very tasty - John was a welcoming host and i would definitely stay there again.
Cons: i really enjoyed my stay and cant think of anything i didnt like

Pros: John was a great host, very welcoming and made us feel right at home. A top notch B&B, in a great location and very reasonably priced at peak festival time. Woukd highly recommend for a long wknd in Edinburgh!

A great welcome to a comfortable B and B with a lovely host!
Pros: Lovely proprietor who went out of his way to he helpful as we were unfamiliar with Edinburgh. He’d even bothered to write the bus numbers on the map in the local visitors’ guide. When I asked if he’d given me his own copy I realised he’d handwritten the numbers on each copy in the pile! The location is very good, with a bus stop just outside the property. The rooms were clean and very comfortable - a typical B and B except John has thought of all the things you’d expect to find in a hotel room.

Thoroughly enjoyed our stay and would like to have stayed longer.
Pros: Breakfast was excellent. There was absolutely everything you could possibly want to eat. John was an excellent host and a very interesting conversationalist.
Cons: I could only fault the lack of space in the bathroom but having John as the host certainly made up for it.
